About the Role

We are seeking a detail-oriented and analytical Pricing Specialist to manage calendar availability and pricing strategies across our client’s short-term rental portfolio. The ideal candidate will focus on revenue optimization, maximizing occupancy, and overall property performance through data-driven pricing and market optimization strategies.

You will analyze demand trends, competitor pricing, seasonality, and booking patterns to make data-led pricing decisions that directly impact revenue growth.

This role is with a UK-based short-term rental and property management company managing a growing portfolio of properties across the UK and Dubai. The portfolio is primarily based in London and Dubai therefore the ideal candidate will have working knowledge of these markets, including seasonal demand patterns, local events, and travel trends that influence short-term rental pricing.

This role requires someone with strong financial and analytical skills who can monitor market trends, competitor pricing, and demand patterns to ensure optimal pricing across short term rental platforms.

Key Responsibilities

• Manage and optimize pricing and availability calendars across multiple properties.
• Develop and implement dynamic pricing strategies to maximize occupancy and revenue.
• Analyze market trends, competitor pricing, seasonal demand, and local events to adjust pricing strategies.
• Monitor property performance metrics including occupancy rates, ADR (Average Daily Rate), and RevPAR (Revenue Per Available Room).
• Regularly review and adjust minimum stay requirements, discounts, promotions, and pricing rules.
• Collaborate with operations and property management teams to align pricing strategies with business goals.
• Track and report performance insights and revenue optimization opportunities.
• Maintain pricing consistency across short term rental platforms including Airbnb, Booking.com and similar platforms. 
• Identify underperforming listings and recommend pricing or calendar optimization strategies.
• Ensure calendars are up-to-date and accurately reflect availability.

Requirements

• Minimum 1-2 years of experience in pricing, revenue management, financial analysis, or short-term rental optimization.
• Background in Finance, Economics, Business Analytics, or related field preferred.
• Experience working with short-term rental platforms such as Airbnb, Booking.com and similar platforms is highly desirable.
• Must have a strong eye for detail with the ability to identify pricing gaps, calendar inconsistencies, and revenue optimization opportunities.
• Strong analytical and numerical skills with the ability to interpret data and market trends.
• Proficiency in Excel/Google Sheets and data analysis tools.
• Experience with dynamic pricing or revenue management tools is a plus.
• Strong attention to detail and organizational skills.
• Ability to work independently and manage multiple property calendars simultaneously.
• Strong communication and reporting skills.

Preferred Skills

• Experience in hospitality, property management, or revenue management.
• Working knowledge of London and Dubai short term rental markets, including seasonal demand and travel trends, is highly desirable.
• Familiarity with channel managers or pricing automation tools.
• Ability to identify revenue growth opportunities and implement strategic changes.
